Ryn Village Retirement Estate in Ekurhuleni rapidly taking shape

Construction is well underway at the recently launched Ryn Village Retirement Estate in Benoni, where 14 of the total of 285 life-right units have been snapped up, mainly by local residents securing their retirement accommodation for the rest of their lives.

The first phase including the boundary wall, inside roads on the estate, guardhouse, and ground floor for the clubhouse, are already completed, as well as 61 units which are either constructed or nearing completion.

Nelson Ferreira, Gauteng regional head for Pam Golding Properties, says the life right contracts are being taken up by those looking for modern, premium-quality units. “We are receiving ongoing enquiries, including those enquiring on behalf of their parents. However, all retirement village residents need to be at least 65 years of age.

“They all love the convenient, central location and the affordable pricing, from just R862 920 for a one-bedroom apartment and R1 078 620 for a two-bedroom apartment – both with lift access. Two and three-bedroom, simplex homes with garages are priced from R1.299 million and R1.655 million respectively.”

Ferreira says as you don’t take transfer in a life rights complex, there are no transfer duties or fees payable, and no Vat or bond registration costs.

“The three-bedroom units are most sought after. We also find a big attraction is that the estate is pet-friendly. Residents can also have guests for a maximum of 21 consecutive days. Living in a well-run estate such as this provides a sense of community so one is never in isolation, but can socialise as and when one wishes. There is also access to a broad range of activities including a clubhouse with a restaurant, coffee shop and library, indoor heated pool, business centre and communal gardens, and a clinic with an onsite nurse and frail care facility.”

As back-up to the national grid, there are solar panels, with water tanks and a borehole catering for the landscaped and well-secured grounds.

The retirement estate is close to all amenities including Linmed Hospital just 800m away, Rynfield Terrace, Rynfield Square, and Northmead Square Shopping Centres are easily accessible, with OR Tambo International Airport only a 20km drive.
