The site is zoned “Residential 1” in terms of the COJ Land Use Scheme, 2018. The size of the vacant stand is 3 869 m². In terms of the Nodal Review Policy 2020 of the City of Johannesburg, the site is earmarked for densities of 20 – 30 dwelling units per hectare. This relates to a total of 7 – 11 dwelling units on this site. Should the provision of electricity in the area be problematic, only the exiting capacity can be utilized for the proposed development. This will have an impact on the total number of units that can be developed. The input of an electrical engineer will be required. Application will be required for rezoning to “Residential 2”. Should individual stands (separate title / cluster) be preferred then an application for subdivision must be submitted to COJ, including an application for a section 34(6) certificate (clearance certificate).
