De Mistplek Ranch is a working agricultural estate with a lifestyle flair. It is focused on game ranching and wide open spaces. Although the Developer will stock the ranch with game for the enjoyment of all farm owners, ownership of same will remain with the Developer and income derived whence culling becomes necessary, will accrue to the Developer.

The De Mistplek Ranch is a 4,580 hectare development and comprises 27 farms that are obliged to conform to the rules of a common constitution as well as management and conduct rules which, inter alia, protects everyone's rights and allows owners to transverse and enjoy the entire ranch.

Each owner is entitled to a 2 hectare private area around his/her dwelling which is for his/her exclusive use and may not be trespassed by other owners resident on the ranch.

Albeit that all the rules are clearly stipulated in the Constitution and Management & Conduct Rules, there are a still a few FAQs (frequently asked questions) fielded that we've experienced. We share a few of these with answers hereunder:

Will I be allowed to keep a few sheep and/or chickens?

Yes, a few sheep or chickens will be allowed providing they are fenced-in and housed within your 2 hectare exclusive use area.

Will I be allowed to grow vegetables near my dwelling?

yes, for household purposes only in your private area (exclusive use area). As wild animals roam the Ranch it will be necessary to fence your veggie patch.

Will I be allowed to keep household pets?

Yes, providing you adhere to the rules of the Ranch.

Will I be allowed to hunt on the Ranch?

No, individual hunting is not allowed. The animals on the Ranch are there for the enjoyment of all the members. If the animal numbers become excessive the Developer will invite members so inclined to take part in an organised and elegant cull to reduce numbers.

What will my annual Levy be?

The levy is R 5000 per annum or R 416 per month. The FOA may impose a special levy if members should want the Ranch to perform infrastructure improvements like communal bomas, picnic areas and so on.

f I should build my dwelling a distance away from an existing service road within the ranch, will the developer construct a road to it?

No, it is each owner's own responsibility to construct a simple two track road from an existing service road to his dwelling. It is a cheap exercise with which the developer will assist to construct at cost, if asked to do so.

Is there water on my farm?

The developer has erected 3 large sink reservoirs to, reticulate and supply water for household purposes. It is each individual owner's responsibility to reticulate water from the reservoir to their dwellings. A relatively cheap 25 mm HDPE pipe will be sufficient to do the job. The Developer will assist with the laying of such pipes at cost, if asked to do so by the owner(s).

Do I get free title to my farm?

Yes you do. This is not a share block, fractional or sectional title scheme and is one of only a few developments of this kind where you get unfettered freehold title to your farm.
