What makes Stellenbosch Central a great suburb?
The beautiful Stellenbosch central, roughly an hour from Cape Town, lies surrounded by the Stellenbosch Mountains in the Jonkershoek River Valley in one of the most picturesque settings in the Cape. Also called ‘Eikestad’ or city of oaks and its streets are lined with some of the most beautiful surviving examples of Cape Dutch, Georgian and Victorian architecture in the Cape. Dorp Street is a national monument and it’s worthwhile taking the time to walk around this cosy old part of Stellenbosch, with its secluded lanes, water furrows, cosmopolitan restaurants and coffee bistros, with superb views of mountain, vineyards and orchards. The name ‘Stellenbosch’ is almost synonymous with the wine industry. Not only does it have the oldest wine route in the country, and arguably the most famous, but the town has one of the most modern experimental wineries in the world. South Africa’s oldest music school, the famous Stellenbosch Conservatoire, has its home in this important cultural centre, and there is a collection of galleries and museums housing national and international art collections worth viewing.

One of the best possible property investments is to buy in the Stellenbosch central property market. There is always a high demand for tenants and not only is a median rental yield possible but also a very high capital growth.

What makes Silverton a great suburb?
This suburb is close to all major amenities and routes towards city and highways.
The typical buyer
Buyers aged between 28 and 40 years old mostly buyers moving from Mamelodi area towards Silverton and East Lynne looking for larger stands and closer to shops and malls.
Price overview
Buyers can look at flats between R400 000 to R650 000 and houses Between R880 000 to R3000 000. Tenants can expect to rent flats between R4000 to R6500 per month and Houses Between R8000 to R20 000 per month.

The area is in need of flats to let and houses as the rentals in the area and areas surrounding Silverton is of higher priority. Lower rental properties with gardens are requested regularly. Buyers with Deposits of at least 10 % are more likely to get an approval from the banks. Buy while you are younger of age to have an investment when you retire.

What makes Bayview a great suburb?
Hartenbos, within the greater Mossel Bay is still a very popular holiday destination with its Blue Flag beaches.
The typical buyer
The typical buyer are your younger families from all over the country, wanting to buy a holiday house for themselves, but with the and the potential to rent out, and at the end of the day to retire here in the Garden Route.
Price overview
The popularity of this area increased the supply and demand and this forced the prices to rise while limiting the rental stock availability. Bay View is still one of the safest neighbourhoods in the area,. You can start looking from the R2mil price range, up to R15 mil for beachfront properties. In Hartenbos you get the older houses, and more holiday flats starting at about R900 000 up to R6mil, all depends on the location. The average buyers in this area normally pay R1,5mil to R3,5mil.
Popular in this area
This area has beautiful blue flag beaches, lots of entertainment for the kids, Hartenbos Seafront with Gym and indoor pool, restaurants, Diaz Beach supertube and then all the shops you need in Langeberg, and Mossel Bay Malls. For the golfer there is a choice of Mossel Bay Golf course and Pinnacle Point. Then just 40 km away you have George with the airport, a bigger mall with cinemas and lots of restaurants and beautiful golf courses as well. You also have a choice of different wine and game farms you can visit. This area really caters for everyone in the family!!
My tip
This is still a very good area for your investor buyers seeing that the current rental stock shortage is a big problem. The other very positive tip for this area, is the location, close to an airport, basically in the middle of two big cities, Cape Town and Port Elizabeth, good schools, excellent hospitals and medical care centres, and then all the tourism attractions in this area, and most important the second most moderate climate in the world, Haiwai is the only place that beat us on that!!

iconsR
What makes Baardskeerdersbos a great suburb?
Baardskeerdersbos is a village located in a valley with an old-fashioned sense of space and still ruled by nature. Baardskeerdersbos will always rank as a small rural node with the historical role and function of an agricultural settlement and conservation center, surrounded by farms and nature reserves. Keeping the tranquil rural character intact is paramount for the inhabitants of Baardskeerdersbos.
The typical buyer
Baardskeerdersbos is an artist's village, hosting the bi-annual Baardskeerdersbos art route. The typical buyer embraces the easy-going atmosphere that comes with this and is either self-employed or (semi-) retired or simply looking for a second rural home.
Price overview
Baardskeerdersbos is a village which is still in transition after the tarring of the road from Gansbaai to Bredasdorp and prices can still fluctuate. A 3000 m² vacant stand with traditional water right will however sell for around R 600 to R 700'000 and a 150 m² cottage will sell between R 1,5 million and R 2 million.
Popular in this area
Baardskeerdersbos borders the Walker Bay Fynbos Conservancy including guest lodges such as Grootbos Nature Reserve and farm 215 - private nature reserve and Lomond Wine Estate. "Lokal" is a famous high quality pop-up restaurant in the main road of Baardskeerdersbos. On the road to the neighbouring heritage-village, is the Black Oyster Catcher Wine Estate and Brewery.
My tip
Several interesting small developments in tune with the rural and small-scale character of the village are planned, such as a coffee roastery and tasting room, a small guesthouse, fruityards and a nursery. It is expected that the village will change from the point of view of businesses it has on offer quite a bit in the coming 5 years. It is a small village and most people buy to keep their property for the long haul. Now is the time to become part of this tranquil rural haven.
