Farm For Sale In Paarl Rural

Are you looking for a picturesque farm property with a thriving guava and lemon orchard? This farm offers so much further potential to expand into other farming options, for example, Grapes, Equestrian etc. and with abundant water, this is a farmer's dream come true.

Located in a serene countryside setting, this farm boasts 14.98ha of fertile land, making it an ideal investment for those interested in fruit farming and providing a steady source of income for the future owner.

Guava (Fan Retief) is grown on a 4.5-hectare piece of the farm with different sections based on age.

The older section, covering 3.5 hectares and over 20 years old, yields approximately 45 tons per hectare, resulting in a total yield of 150 tons.

The younger section, covering 1 hectare and less than 10 years old, yields approximately 5 tons per hectare, resulting in a total yield of 5 tons.

The fruit is used for various purposes. The guavas are delivered to various factories for fresh markets, preservation, and juice production. Guavas are known for their sweet and tangy flavour, making them highly sought after in both local and international markets. There is no obligation for delivery to any of the factories.

The Guava meets the Global GAP requirements.

Adjacent to the guava orchard is the lemon grove, filled with vibrant lemon trees that produce juicy and aromatic fruits.

Eureka is the lemon variety cultivated on this farm. The cultivation area is 1.2 hectares, with an estimated yield of around 60 tons. Depending on weather conditions, approximately 70% of the yield is suitable for export. Around 20% of the yield is locally marketed during summer months, while 10% is sold as juice fruit.

The option to export through Franschhoek Packers exists but is not obligatory.

The lemons currently comply with Global GAP requirements, ensuring adherence to international agricultural standards.

On the farm is also 2 open camps.

The first camp is approximately 6ha in size and is at the moment used for grazing horses/sheep or cattle. This piece of land can also be used for the planting of more fruit trees or even vineyards.

The second camp is closer to the 2 dams and in size, it is more or less 3ha together with the dams. It is used for grazing for cattle/sheep or horses. This piece of land is not favorable for the cultivation of fruit.

Aside from the thriving fruit orchards, this property offers additional amenities that enhance its appeal.

A charming farmhouse of +/- 390m2 is nestled amidst the greenery, providing a comfortable living space for the owner or farm manager. The farmhouse features 3 Bedrooms, 2 Bathrooms, an office, kitchen/pantry/laundry, and 2 living areas with a stoep, swimming pool, and big garden - perfect for relaxing after a day's work on the farm.

The farm storage facility is approximately 640m2 in size and is currently divided into four separate storage units that are being rented out. The building also includes a small 1-bedroom apartment.

Water is crucial for any agricultural endeavor, and this property is well-equipped in that regard.

The farm has two dams and a borehole.

During the winter months, the big dam is filled from a rotational supply line that is sourced from mountain water. The process of filling dams during the winter months typically involves a rotational supply line system. This system ensures that each dam within a specific region or catchment area receives its fair share of water from the available sources, such as rivers or streams originating from the mountains.

The smaller dam collects rainwater and the water is then pumped from there to the fields. Once the dam has collected an adequate amount of water, it is necessary to transport this water to the agricultural fields. This is typically achieved through the use of pumps.

The Borehole provides water to a cement dam that is used as drinking water and can also be used as irrigation water.

The farm is registered with the Department of Water Affairs.

Eskom power is supplied through the Drakenstein municipality using a 60 Kva 3-phase transformer.
